Who needs an EICR?

  • Homeowners: It is advisable for homeowners to arrange an EICR inspection every 10 years. Additionally, inspections are crucial when moving into or out of a property, especially if mandated by insurers or if existing electrics are outdated or potentially hazardous. Inspection frequency may vary based on EICR findings.

  • Rental properties: Landlords are obligated to maintain current EICR reports under the Landlord and Tenants Act (1985). It is recommended to conduct EICR reports upon each tenancy change or at least every five. Annual Portable Appliance Testing (PAT testing) is also advised.

  • Businesses: Employers hold responsibility for employee welfare and safety under the 1974 Health and Safety at Work Act. The Electricity at Work Regulations 1989 mandates precautions against electrical hazards. EICR inspections should occur every five years to ensure compliance with safety regulations. It is recommended that industrial buildings and leisure facilities, such as theatres, have an EICR completed every three years.
