What are EPCs?
An Energy Performance Certificate (EPC) measures the energy efficiency of a property from the scale of A (most efficient) to G (least efficient). In addition to this, it will show the Environment Impact Rating (relating to carbon dioxide emissions).

What is involved in an EPC?
Our energy assessor will inspect your property and will need to access every room, including the loft. We will inspect every heating system, including the controls, and take different measurements and photographs. The survey is non-invasive and will not require any special access. Factors we will look at include:
- The size of the property
- What type and how much insulation there is
- The type of property and how it was constructed
- The lighting which you use
- Windows and glazing types
- The heating systems and how they are controlled
- The property’s ventilation
We will then calculate and produce your EPC and outline any improvements that could be made. There is no statutory requirement to make any of these changes. A report will be held in a central database for further reference and you will get a copy for your records.
When do I need an EPC?
Energy Performance Certificates were introduced in England and Wales in 2007 and are now a legal requirement for properties that are being sold or let. Once you have an EPC, it is valid for 10 years. This means that any prospective buyers or tenants will be able to view this information at the point they make an enquiry. Any estate agent that is marketing a property will need to include any graphical rating on particulars that they market and show potential buyers.
In October 2018 it became law that a property needs to be a rating ‘E’ or above to rent it out. Therefore if you are trying to sell a property below an ‘E’, a Buy-to-let mortgage will be granted until this rating has improved.
There are some government grants available for people looking to improve the energy efficiency of their property, including the Energy Company Obligation (ECO) and the Green Deal Home Improvement Fund (GDHIF). To access these grants, homeowners need an EPC.
